The ensuite problem
In many Northern Beaches houses the ensuite was an afterthought: a 1980s addition carved out of the main bedroom, or a converted walk-in robe in a 1970s extension. The result is familiar:
- A shower cubicle barely wider than the person using it
- No window, or one opening onto a side passage
- An exhaust fan venting into the roof space, or none at all
- A door that swings into the toilet
- A vanity with nowhere to put anything
Most of these can be solved without expanding the room. Some can only be solved by finding a few hundred millimetres somewhere else.
Set-out comes first
Before tiles are chosen, the room is drawn to scale with every fixture and clearance:
- Shower size. A shower of around 900 by 900 millimetres is workable; more is better. A frameless fixed panel instead of an enclosed cubicle makes a small shower feel far bigger.
- Toilet clearance. Space in front of the pan and to either side, and a door that does not strike it.
- Door type. A cavity sliding door frees the wall space a swinging door consumes.
- Vanity depth. A shallower or wall-hung vanity keeps the circulation space clear.
- Niche position. A recessed shelf in the shower wall, set out to align with the tiles.
Ventilation without a window
Internal ensuites are common in beach apartments and in houses where the ensuite was tucked into the middle of the plan. In a climate this humid, ventilation is the difference between a room that stays fresh and one that grows mould on the ceiling within months.
- Duct to outside, never into the ceiling void.
- Size the fan for the room volume.
- Run-on timer so the fan keeps working after the light goes off.
- Replacement air — a gap under the door or a grille, or the fan cannot move air.
- Quiet models, because a noisy ensuite fan tends to be switched off.
Powder rooms
A powder room is simple plumbing and very visible finishes. It is also the easiest room to over-design.
What tends to work on the beaches: a textured or patterned floor tile, a small stone or solid-surface basin on a floating shelf, a round mirror, soft wall lighting, and tapware with a finish that will not pit in salty air. A wall-hung toilet with an in-wall cistern saves space but needs an access panel for servicing.
Powder rooms tucked under stairs in split-level Frenchs Forest and Belrose houses need careful ceiling heights. Those in the entry halls of Manly and Dee Why apartments often share a wall with a neighbour, so noise from in-wall cisterns and pipework is considered.
Doing the ensuite with the main bathroom
Where both need doing, doing them in one program shares the fixed costs — trade set-ups, skip, waterproofing mobilisation and tile deliveries. The practical limit is showering: if the ensuite and main bathroom are the only two, they are usually staggered.
Materials for small wet areas
- Large-format floor tiles with minimal grout lines, but with enough slip resistance for a wet floor
- Light, reflective walls — gloss or satin tiles, or a pale matt with good lighting
- A wall-hung vanity in moisture-resistant board with sealed edges; see vanities and storage
- A mirrored shaving cabinet recessed into the wall where the framing allows

As a 2026 planning guide, an ensuite renovation commonly costs $18,000 to $32,000, depending on size, fittings, whether asbestos is present and whether the layout changes. A powder room with a toilet and basin is usually $10,000 to $17,000.
Can an ensuite without a window stay mould-free?
Yes, if the ventilation is right. An internal ensuite needs an exhaust fan ducted to outside, sized for the room, with a run-on timer and a gap or grille under the door so replacement air can enter. Mould-resistant ceiling paint and good grout help, but airflow does most of the work.
Can a new ensuite be added to a Northern Beaches house?
Often, particularly where a large bedroom, a walk-in robe or part of a verandah can give up space. New wet areas need drainage with fall, which is usually easier on a suspended timber floor than a slab. Adding a room or changing the building footprint may need council approval.
